Francis Hunter was appointed as Project Manager and Contract Administrator for the re-development of land at Harts Farm Way which forms part of the Broadmarsh Industrial Estate. In addition we worked closely with LaSalle who went on to purchase the development.
The vacant site was 0.09ha in size and comprised of hardstanding, rubble and limited vegetation and its current state was of negligible quality. The land was previously developed and was formerly utilised as a depot by the Homes and Communities Agency, before being sold off in parcels for employment-led redevelopment.
The main objective of the re-development of the land was to increase employment floorspace in the county. The main works consisted of building two warehouse buildings split into four separate units. This was fully supported by Havant Borough Council.
The buildings were accompanied with ancillary mezzanine office space, external yard areas, loading bays as well as associated lighting and landscaping, 51 car parking spaces and cycle spaces, green welded mesh fences and electric gates for added security. Other features included 10m clear height to underside of haunch; 50kN sq m UDL floor load, 60kN single point load for racking, with Breeam Very Good.
The project was successfully managed under a 'negotiated Design and Build' form of Contract.
