Following appointment by Columbia Threadneedle and the development managers Bell Hammer, Francis Hunter project managed and acted as contractor administrator in the design and construction phases of this exceptional speculative office located in the heart of Croxley Park.

The brief was to provide and deliver a high quality, flexible, contemporary office headquarters within the site context which reflected the style of the existing park, the aspirations of the local planning authority, the demands of the local market and acted as marker for the development of the business park over the coming years.

Designed by ESA architects and constructed to the highest quality standards and attention detail, the building has a unified architectural form and language arranged around an exemplary landscaped setting. In terms of key features, the building includes a three-storey central atrium, triple height reception area incorporating a concrete feature staircase, externally a combination of clear glazing, contemporary articulated brick both open and closed, curtain walling, bronzed flat metal panels for key vertical panels and feature soffits and canopies.

The project was successfully managed under a JCT Design & Build form of contract and delivered on time and to budget.
