38-40 Eastcastle Street involved the conversion and redevelopment of a central London o?ce building to create seven new luxury apartments and two new retail/restaurant units within walking distance of Oxford Circus.
During this project a number of challenges surfaced, including the technical issues involved with expanding and extending an existing building within the constraints of existing Victorian foundations, and the design issues associated with expanding the planning envelope without affecting adjacent or adjoining properties.
On site, the contractor faced additional logistical challenges associated with no site storage or access other than pedestrian from the pavement.
All apartments had been sold o?-plan therefore careful management was required to deliver in line with expectations and at the agreed cost.
